Using the 5 seconds or less is a good benchmark, but only looking at the actual load time of a theme demo isn’t the most accurate way of checking how fast the theme actually is. Why?
Because where the demo theme is hosted and the performance of the web host’s servers matter a lot, and you will most likely use different web host than what the theme owner is using
A better way of determining a theme’s speed is to look at the total page size and the number of requests it takes for the page to load.
